US RENTAL SPACES · LEAD GENERATION · IN PROGRESS

981 conversions.
Not one of them was a lead.

A US business renting spaces to e-commerce operators. The client had run campaigns on their own before bringing me in, so the first job was reading what the account was already doing: traffic arriving from other countries, and conversion actions firing on pageviews and impressions instead of on somebody asking to be contacted. I took the account over on June 1, 2025 and rebuilt it from there.

Why this one matters

A broken account usually looks broken. This one looked healthy. The dashboard reported 981 conversions, a number any weekly report would have passed along without a second look.

None of it was a lead. The conversion actions were firing on pageviews and impressions, so the account was optimising toward people who landed and left. Big numbers are the easiest place for an error to hide, because nobody audits a metric that is going up.

What I did

I rebuilt the conversion actions around real contact requests, so the only thing the account counts is a person asking to be contacted.

I cut the geography back to the market the business actually serves. The account had been paying for traffic from other countries, which no amount of bid tuning was ever going to fix.

Then I started pulling the keyword set off broad match. At the audit there were 314 keywords on broad, buying whatever the match type decided was close enough. Today there are 194 out of 392 active, and that number is still coming down.

The part most case studies leave out

Eleven contacts in fifteen months is not a big number and I am not going to dress it up as one. What makes it worth showing is that it is the first count this account ever produced that was true.

In a leasing business the unit that pays is the signed tenant, not the lead, and two of those are on recurring contracts against $1,800 a month in media. But phone calls are still not wired into the tracked figure, so the real contact count is higher than eleven. That fix is not finished, and neither is the keyword work.

If this sounds like your account

Your dashboard reports conversions every week and the phone still is not ringing. The number is real. It is just counting the wrong event, and every optimisation the platform makes is pointed at that wrong event too.

Figures are platform reported and current as of September 2026. The engagement began June 2025 and is ongoing. Tour requests are included in the tracked contact figure; phone calls are not, so the real count is higher than shown. Client name withheld.
